While there is no shortage of high spec homes on the market, few can compete with this house in Cloosh, Kinvara, Co Galway. The sunroom and adjacent living room are wired for surround sound and, like the bedrooms, come with TV and broadband points.

The main bathroom, located in the bedroom wing on the ground floor, features a two-person whirlpool bath with integrated TV and radio, while the en suites come with high tech showers with integrated lights and radio. The bedrooms, meanwhile, come with fitted wardrobes supplied by Craughwell Furniture.

The house has three downstairs bedrooms, two of which are en suite while the third offers access to the main bathroom. A mezzanine landing upstairs offers plenty of storage space, and there are three further bedrooms upstairs, two en suite. The first floor also houses the heat recovery air ventilation system, which heats the air which is circulated through the house. A heat recovery system uses warm air leaving the house to heat the cool air entering it, helping to keep heating costs to a minimum. The system is powered by the wood pellet stove and by the solar panels, and is housed behind soundproof doors.

The house makes use of several power sources in order to provide the best possible fuel efficiency. While the heating system runs on solar and wood power, the kitchen hob is gas fuelled. In the event of a power cut, a diesel-powered back-up generator will automatically start within seconds. This generator is located behind the detached double garage, which houses a host of extras which come free with the house include a year's supply of wood pellets, ladders allowing access to all external areas of the house, and a ride-on lawnmower.

The rear of the house offers lots of options for outdoor entertaining, with a large tarmac space around the house, a small patio off the sun room, and a large decking area with water feature and lighting, which forms the centrepiece of the rear gardens.

The house was built in 2007 by Peter Walsh Construction, which set out to create a high end passive home using the best technology available including solar tubes, super insulation, floating floors, and structural insulated panels, with an A2 BER rating. Peter Walsh has been constructing homes around Galway since 1970. He won several international craft competitions during his apprenticeship years and has always focused on using new technologies to create energy efficient homes.
